Who is eligible to apply for accommodation at dwell East End Adelaide?
All students who are currently enrolled or intending to enrol in a tertiary education course are eligible to apply for accommodation at dwell East End including undergraduate, postgraduate and research assistants. This includes students who are studying full time and part time.
What is included in the rent?
How is dwell East End Adelaide different to private rental accommodation?
dwell East End offers stylish, modern apartments in a secure student accommodation complex within walking distance to the University of Adelaide and University of South Australia. You will enjoy access to vibrant communal facilities including a cinema, gym, games room, secured bike store and an outdoor rooftop deck.
dwell East End has an exciting Residential Life program, where you will make new friends, learn new skills and participate in different events and social activities. Parents will have peace of mind as support and help is available 24 hours a day, with dedicated staff onsite at all times.
How far away is dwell East End Adelaide from the University of Adelaide and South Australia University?
The University of Adelaide and South Australia University is only a 7 minute walk from dwell East End or 2 minutes by bicycle.
Are pets allowed?
Residents are not permitted to bring or keep pets, including fish at dwell East End. Guide or hearing dogs are allowed at dwell East End under Australian legislation.
Do you provide a cleaning service?
All residents are responsible for keeping their rooms and apartments clean. A cleaning service can be organised for a fee. Please enquire at Reception.
Do you provide internet access?
Broadband connectivity is available in every bedroom. Rent includes unlimited internet access in the weekly rent.
Is catering available?
dwell East End does not provide catering. However, each apartment has a kitchen including a fridge, freezer, cooktop, and microwave, so feel free to cook up a storm at any time of day (subject to House Rules). If cooking is not your style, dwell East End is only a short walk from Rundle Street where you can dine at a variety of cafes and restaurants.
What do I need to bring with me?
We want to make your transition to your ‘home away from home’ as smooth as possible. All rooms are fully furnished. You can bring your personal items, such as clothes, books and toiletries. dwell East End is a short walk from Rundle Mall where you can purchase anything else you might need upon arrival.
How long are the residential agreements?
Our typical rooming agreements are 1 year (52 weeks) starting at the beginning of the year to span Semester 1 and Semester 2. We also offer a limited number of 6 month rooming agreements (26 weeks) for students studying in Australia for one semester. 6 month agreements typically start at the beginning of the year and the beginning of July subject to availability.
What is a rental bond?
The Rental Bond is money that you pay at the beginning of a tenancy to dwell East End. dwell East End requests all students to pay a Rental Bond equal to 4 weeks standard rent. The Rental Bond is in addition to your holding deposit of 1 week.
dwell East End lodges the Rental Bond with the relevant government authority on your behalf:
At the end of Residential Tenancy Agreement, the Rental Bond should be paid back to you provided there are no damages, additional cleaning costs or outstanding rental arrears.
How and when do I pay my rent?
We offer 2 rent payment option:
Option 1: Pay in full one month before the start of your tenancy period and enjoy the associated rent free promotion, subject to the relevant promotional period.
Option 2: Pay in installment with the first rent payment collected 1 day before your tenancy start date and subsequent 4 weeks rent in advance on the dates stipulated in your contract.
What are the different payment methods?
You can make payment via credit card or bank transfer. There will be associated charges related to these type of payments which are charged by the banks.

Is dwell East End safe?
Each resident is issued with a unique access card which is required to gain entry to the building, lifts, and individual apartments. For our residents safety a member of the dwell East End Team is onsite 24 hours a day.
What if I do not receive a VISA?
A student can cancel an agreement without penalty if they do not receive their visa to study in Australia up to and including the first day of their residential agreement. You must notify dwell East End management in writing within 3 days and provide an email with your declined Visa documentation attached. No admin fee to be paid. Please refer to the Cancellation Policy for detailed terms and conditions.
What if I do not receive an Offer from my chosen institution?
If you are a first-year student or a student studying for the first time at University, or transferring from a University outside of Adelaide (“First Year Student”), dwell East End will release any qualifying First Year Student from their agreement up to and including 5.00pm (AEST) 25 January 2020 should you not receive an offer to study at your chosen institution. Documentation with supporting evidence (for example notification letter from the territory admissions office) must be received in order to be released from the agreement. Please refer to the Cancellation Policy for detailed terms and conditions.
Cancellation of an application after payment of holding deposit?
There is a cooling period of 48 hours from the payment of your holding deposit. Cancellation made within 48 hours from payment of holding deposit will be entitled to refund of payments made less $50 administrative fee. Cancellation made after 48 hours from payment of holding deposit will be subjected to the terms and conditions stated in the cancellation policy
Cancellation of a booking during lease?
dwell East End reserves the right to recover reasonable costs for agreement cancellation and early termination from advanced rent or bond payments (included but not limited to cleaning, advertising, administration costs and loss of rent) until the room is relet. A reletting fee of $150 will be charged.
